Ringshall House was a Grade 2 listed Project we took on in 2020 just after the Covid-19 pandemic. This project showcases some of my experience in dealing with Historic Buildings and the complex nature of bureaucracy that is involved in getting this to the finish line. It involved pre-planning apps, biodiversity reports, SAP calculations, the writing off of conditions, and endless negotiations with the Heritage team to complete this job. The job is now complete and listed online at double its buying price.
Roles and Responsibilities: RIBA work stages 0-7: Client Liaison; Contract Writing; Health and Safety; Risk Management; Team Organisation, Pre-Planning Apps; Budget Analysis: Sustainability Reports; Biodiversity Reports; Project Time-lines. Project Brief; Organisation of Survey(s); Liaison and hiring of Prospective Consultants; Fee Invoicing. 2D and 3D rendering/images/videos; Design Presentations; Feasibility Studies; D&A Statements, Heritage Statements; Collation of Documents & Drawings necessary for a wide variety of Planning Submissions & types; Appointment of Specialist Consultants; UK Building Regs Drawings/Detailing & MEP; Manufacturing Info; NBS writing; Schedules of Works, Schedules of Accommodation; RIBA Contract Preparation; Delivery of Tender Documentation. Site Visits; Liaison with Project Managers; Liaison with Contractor; Construction Programmes; Site Logistics; Dispute Resolution; Compliance Checks; Progress Reports; Architect’s Instructions, Interim Certificates; Certificate of Practical Completion. Ensuring Compliance with Planning and Building Regs is signed off; Defects List, Handover and Close out. Liaison with Council on ongoing Services & Monitoring Solar Panel Output over 5 year period.
